Retirement Village

Sugarwood Grove consists of 80 Villas, made up of four two-storey blocks of four villas each, and sixty-four single level villas.  Villas can have either two or three bedrooms, and a single or double garage.

Features common to all include a northerly aspect affording cool breezes in summer, and warmth from the winter sun. All have covered outdoor living areas, reverse-cycle air conditioning, insulation, energy-efficient hot water services, and burglar alarms. All garages have internal access to the villa.

NBN-sourced phone and internet services are available to all villas, providing unlimited data, and free calls to landlines and mobiles within Australia, and to twenty nominated overseas countries.

The freehold title for each villa extends to a private courtyard for the owners enjoyment.

The northerly aspect together with the pitched roof design provide the ideal site for installation of solar panels.

Surface water from the village site, including the villa roofs, is collected and returned via an irrigation system servicing the common property gardens and facilities.

Retirement Village Administration

Unlike many leasehold-type offerings for retirees, owners in Sugarwood Grove are able to contribute directly to the administration of the village. Together, they make up the Body Corporate, and are able to nominate and elect owners of their choice to the administrative committee each year at an annual general meeting. The committee holds regular meetings throughout the year, many of which are open to residents to attend as observers. In addition, the minutes of these meetings are circulated to all owners.

The committees responsibilities are broadly described as “To maintain and where possible improve the assets of the Body Corporate for the ongoing safety and enjoyment of the members”.

The committee is also responsible for the financial management of the village, including the insurance, maintenance and replacement of common property assets. Villa owners are responsible for insurance and maintenance within their property walls, including contents.

Onsite Caretakers

The day to day running of the village is carried out by our caretakers, who live on site and are responsible to the Body Corporate.

Their duties include maintenance of the common property gardens and facilities, public areas, management of contractors coming on site, waste collection, and the operation of phone and irrigation systems.

In addition, our caretakers oversee the security of the village.
